How to Choose the Best Property Agent in Lahore: A 12-Point Checklist

What a good property agent in Lahore should do, the 12 questions to ask before you hire one, and the red flags that should make you walk away.

Searching for the best property agent in Lahore usually starts on a phone: a few listings, a few WhatsApp numbers, and a lot of people who all say they have the right plot for you. Some are excellent. Some are middlemen passing along someone else's file. And a few are the reason buyers lose money.

A good real estate agent saves you time, money and legal trouble. A bad one costs you all three. This checklist is what we would want any friend or family member to ask before trusting an agent with a deal, whether they work with us or not.

The best agent is not the one with the cheapest price on the listing. It is the one who can prove the property is real, the seller is the owner and the paperwork will go through.

What a property agent in Lahore should actually do

  • Understand what you need: end use, rental income or investment, your budget and your timeline.
  • Shortlist properties that genuinely fit, instead of pushing whatever they want to sell this week.
  • Show you the property in person and tell you its drawbacks as well as its strengths.
  • Verify the seller and the title before you pay any token money.
  • Help you negotiate a fair price and put the agreement in writing.
  • Guide the transfer at DHA, Bahria Town or the Sub-Registrar, and stay with you until the keys and documents are in your hands.

Agent, dealer or property portal: what is the difference?

In Lahore the words are often used interchangeably, but the roles are not the same.

  • Property portals list thousands of properties and are useful for getting a feel for what is available. They do not verify every listing, and the person behind an ad may not be the owner.
  • Individual dealers often work one area closely and can be very well informed, but quality varies widely, and some simply pass along listings from other dealers.
  • An established agency has an office, a team and a reputation to protect, and should be able to show you its process for verification, agreements and transfers.

Use portals to research. Use a trusted agent to buy.

12 questions to ask before you choose an agent

About the agent

  • Do you have a real office I can visit? A physical office in the area you are buying in is a basic sign of a settled business.
  • How long have you worked in this area? Local knowledge matters: which blocks flood, which streets are noisy, which sectors are still waiting for development.
  • Are you listed with the society? Some societies keep their own lists of registered dealers. Ask, and check.
  • Can I speak to someone you helped recently? A confident agent will put you in touch with a past client.

About the property

  • Have you personally seen the original documents? Not photos on WhatsApp: the originals, checked against the seller's CNIC.
  • Is this the owner, or another dealer? Long chains of dealers mean more commission and less accountability.
  • Are there any dues, disputes or tenants? Unpaid dues, court cases and sitting tenants all delay or block a transfer.
  • Is it a plot or a file? In DHA and other societies, a file is a right to a future plot, not a plot. Know which one you are buying.

About the deal

  • What is your commission, and who pays it? Agree the amount and when it is due in writing, before you start.
  • What will the transfer cost me in total? Ask for a written cost sheet: taxes, transfer fee, dues and legal costs.
  • Will there be a written token (bayana) agreement? Never pay token money on a handshake.
  • Who checks the legal side? Ask whether a lawyer will review the title and the agreement, and who that lawyer is.

What your first meeting with an agent should look like

A good first meeting is mostly the agent listening. Expect to be asked about your purpose, your budget including costs, the areas you are open to, how soon you want to move or invest, and whether you need finance or are buying from abroad. By the end, a good agent should tell you honestly whether your budget fits the area you want, and suggest alternatives if it does not.

If the first meeting is a hard sell of one particular plot, that tells you how the rest of the deal will go.

Red flags: when to walk away

  • The agent asks for token money in cash, or into a personal account that is not the seller's.
  • There is pressure to decide today because "another buyer is ready".
  • The price is far below what similar properties are selling for.
  • They cannot arrange a meeting with the owner, or the owner's CNIC does not match the documents.
  • They discourage you from involving a lawyer.

Why legal support matters as much as the agent

Most property losses in Lahore are not about paying too much. They are about buying something that cannot be transferred: a fake file, a plot sold twice, an inheritance with a missing heir, or a power of attorney that was never valid. An agent finds the property. A lawyer makes sure you actually end up owning it.

That is why Al-Hadi Marketing Network works together with Amir & Amir's The Law Firm. The same team that shows you a property can verify its title, draft the agreement and support the transfer. You can read more about the process in our complete guide to buying property in Lahore.

Choosing an agent for a specific area

The right agent also depends on where you are buying. DHA and Bahria Town each have their own transfer offices, rules and price patterns, so an agent who works there every day is worth more than one who covers "all of Lahore" from a single phone. We have written separate guides for working with a DHA property agent and working with a Bahria Town property agent, and an overview of where to look for property for sale in Lahore.

Frequently asked questions

How much commission does a property agent charge in Lahore?

Commission is normally a percentage of the sale price, and practice varies by area and by deal. Agree the exact amount, and whether the buyer, the seller or both pay it, in writing before you start.

Do I need an agent if I have found a property myself?

You do not have to use one, but you still need the verification an agent and lawyer provide: checking the title, the dues and the seller's identity, and handling the transfer correctly.

Can an agent handle the deal if I live abroad?

Yes. Overseas buyers usually appoint someone through a special power of attorney and send payments through banking channels. Make sure the agent you choose has done this before and works with a lawyer.
